A one-story home in reasonable condition runs $4,200 to $8,500. A two-story with wood siding and real trim work runs $8,500 to $17,000. Stucco with an elastomeric or high-build acrylic coating lands at $7,500 to $16,000 depending on square footage and crack repair.
Those ranges assume proper prep. Bids in the low $3,000s on a two-story are pricing a spray-and-go with minimal washing, no scraping and one thin coat.
Prep is the job on an older Denver home
On a Congress Park bungalow or a Baker Victorian, the paint is failing where the wood is failing: sills, fascia, soffits, porch columns, window casings. Proper prep means pressure or soft washing, scraping to sound substrate, sanding feathered edges, epoxy consolidation or replacement of rotted wood, spot priming every bare area, and re-caulking joints.
