Painting a house in the Valley is a stucco job and a sun job. Get the coating and the timing right and you buy seven to ten years; get them wrong and the west wall is chalking before the third summer. Here is what Phoenix exterior painting costs in 2026 and what separates the bids.

A one-story stucco home runs $3,600 to $7,500. A two-story runs $6,800 to $14,000. Those ranges include washing, crack repair within a normal allowance, masking, priming of repaired areas, and two coats on the body.
Elastomeric coating instead of standard acrylic adds $1,200 to $4,500. Heavy stucco crack and patch work beyond the allowance runs $500 to $2,800. Iron gates, railings and security doors are separate at $350 to $1,800.
Surface temperature, not air temperature
Most coatings cap out around 90 to 100 degrees of surface temperature. In June through September, a west-facing Phoenix wall passes that by mid-morning, and paint applied hot skins over before it can level or bond — you get lap marks, poor adhesion and early failure.
Good crews sequence around the house chasing shade and carry an infrared thermometer. Ask about it. October through April removes the problem entirely, which is why planned exterior work belongs in the cool months.
When elastomeric earns its price
Elastomeric is a thick, flexible coating that bridges hairline stucco cracking and sheds monsoon rain. On a home with movement cracks it is the right product, and it can extend repaint intervals meaningfully.
Two cautions. It must be applied at the manufacturer''s wet-mil thickness across a full two-coat system, or it fails faster than the acrylic you skipped. And it should not go on a wall with an active moisture intrusion problem, because it slows drying from the inside. Ask why it is being recommended and what mil target the crew is spraying to.
Prep on stucco
Pressure wash to strip chalk and desert dust — paint will not stick to a chalked wall. Patch cracks with a texture-matched stucco patch or elastomeric sealant, seal window and penetration perimeters, and prime bare or repaired stucco.
Metal is its own scope: fascia, garage doors, security doors and wrought iron need degreasing, rust treatment and a direct-to-metal or oil enamel. A single square-foot price for the whole house usually means the metal is getting wall paint, and rust bleed shows up within a year.
HOA approval and licensing
Most Valley communities have an approved exterior palette. Get written architectural approval before material is ordered — repainting a rejected color is on you.
Arizona licenses painting contractors through the Registrar of Contractors above the small-jobs threshold. Look up the ROC number, confirm active status and classification, and read the complaint history. Then require general liability and workers compensation certificates from the insurance agent, and get a written labor warranty — two to five years is the honest range here.
