Wood siding: where the money goes
A 1,200 to 1,600 square foot frame home in Bagley, Corktown or Woodbridge generally runs $5,500 to $8,500. The two-and-a-half story homes common in Boston-Edison and North Rosedale run $8,000 to $12,000.
The variable is failed paint. Scraping to a sound edge, sanding, spot priming bare wood, re-caulking joints and replacing soft trim is days of labor before finish coats.
Insist on a unit price per linear foot for replaced trim. On a hundred-year-old house you will use it.
What lead-safe prep adds
EPA RRP compliance on a Detroit exterior means containment sheeting, HEPA-equipped tools, no torching or uncontrolled power sanding, and documented cleanup. Budget it as real cost, typically several hundred to a couple thousand dollars depending on the house.
It is also why an oddly low bid is not the same job. Ask for the EPA firm certification number and ask how chips are contained around foundations and garden beds.
