Stucco pricing across the Fresno metro
A single-story stucco home of 1,400 to 1,800 square feet generally lands between $4,000 and $6,500 for a washed, patched and two-coat exterior. Move to 2,000 to 2,800 square feet, or add a second story, and the range moves to $6,000 to $9,000 as staging and access time climb.
Stucco is forgiving to paint and unforgiving to ignore. Hairline cracking is normal in Valley heat cycles; a proper bid prices crack repair as its own line, usually $450 to $2,200 depending on how much of the wall is affected.
Newer subdivisions in Woodward Park, Harlan Ranch and the Clovis edge tend to bid at the lower end because the substrate is sound and the color change is modest. Older Sunnyside and Bullard stucco with two or three previous colors takes more material to cover.
Why wood siding costs more here
Wood-sided homes in the Tower District, Old Fig Garden and central Fresno run $5,000 to $12,000 because the paint is the small part of the job. Scraping, sanding, spot priming bare wood, re-caulking joints and replacing soft trim is where the hours go.
Ask for replaced wood as a unit price - dollars per linear foot - so a rotten fascia board found on day two does not become an open change order.
On any pre-1978 home, EPA lead rules require a certified firm with containment and HEPA cleanup. Budget for it; a bid that ignores it is not cheaper, it is just incomplete.
What separates a $4,000 and a $9,000 bid on the same house
Coats. One coat over a faded wall looks fine for a season and fails on the sun elevations first. Two full coats on a properly primed surface is what buys you the seven to ten years.
Prep. Pressure washing alone is not prep. Loose paint removal, caulking, priming bare substrate and masking windows and hardscape are all labor lines the low bid usually leaves out.
Product. Premium exterior acrylics carry more solids and better UV packages, which matters more in Fresno than in most of the country. Ask for the product name and sheen in writing, not 'premium paint'.
Getting comparable bids
Send every painter the same scope: which elevations, whether trim and fascia are included, whether the garage door and eaves are in, and whether you want a color change or a refresh in the same family.
