House Painters in Tucson, AZ: 2026 Costs & How to Hire
Tucson houses take a beating from the sun. Stucco in the Catalina Foothills, midcentury block homes in Sam Hughes and Colonia Solana, adobe in Barrio Viejo, newer tile-roof builds on the Northwest and Southeast sides — all of it faces ultraviolet exposure that fades south and west walls years before the shaded sides. Here is what painting costs in Tucson in 2026 and how to vet a crew under Arizona rules.

Arizona licenses painters — check the ROC number
Arizona regulates this trade. Painting and wall covering contractors are licensed by the Registrar of Contractors, and any job above the state handyman exemption threshold of $1,000, or any job that requires a permit, must be performed by a licensed contractor. Ask for the ROC number and look it up on the Registrar search, which shows classification, active status, bond and complaint history. Then ask for a certificate of insurance emailed directly by the agency showing general liability and workers compensation. A licensed contractor also gives you access to the Residential Contractors Recovery Fund if the job goes wrong — an unlicensed bidder does not.
Inside: block walls, texture matching and dry air
Many Tucson homes are painted masonry or block on the interior perimeter walls, which drinks paint and needs a masonry-appropriate primer on bare areas. Elsewhere expect knockdown or orange-peel texture that must be matched at every patch. Ask whether the bid includes ceilings, trim, doors and closets or just walls, the coat count, and what drywall repair is covered. Desert air is extremely dry, so coatings flash fast and lap marks show on long walls — ask how they maintain a wet edge and whether they use an extender.
Outside: UV, monsoon and the stucco system
Prep is the whole job on stucco. Pressure wash, fill hairline cracks with an elastomeric sealant, patch structural cracks and match texture, prime bare stucco, and then apply a high-build acrylic or elastomeric at the specified mil thickness. Ask for the coat count and mil target in writing. The practical exterior windows are March through May and October through November: summer surface temperatures routinely exceed coating maximums, and monsoon storms from July into September bring sudden afternoon rain and blowing dust that ruins a fresh wall. Ask their minimum and maximum surface temperatures and what they do if a storm cell moves in.
Permits, HOAs and what belongs in the estimate
Repainting itself needs no permit. Once stucco systems, siding, windows or structural trim are replaced, Tucson Planning and Development Services issues the permit and the licensed contractor pulls it. Barrio Viejo, Armory Park and El Presidio are historic districts where exterior changes can require review, and most Foothills and Northwest subdivisions have HOA color palettes — get written approval before the first gallon is opened. A fair estimate names product and sheen per surface, coat count, crack repair scope, exclusions, dates, and the crew lead on site. Deposits above a third of the contract are a red flag.

Common questions
How much does it cost to paint a house in Tucson?
In 2026, an 1,800 square foot one-story stucco exterior runs about $3,600 to $7,000, and a 2,600 square foot two-story runs $6,200 to $12,000. A full 1,800 square foot interior runs $2,900 to $6,000.
Do painters need a license in Arizona?
Yes above the handyman exemption. Any job over $1,000 or requiring a permit must be done by a contractor licensed with the Arizona Registrar of Contractors. Verify the ROC number and status on the Registrar search.
When should I paint the outside of my Tucson house?
March through May and October through November. Summer surface temperatures exceed most coating limits, and monsoon storms from July into September bring rain and blowing dust.
Why does my south wall fade before the rest?
Ultraviolet intensity. South and west elevations take the most direct sun year round, so pigment breaks down first there. Higher-grade acrylics and lighter colors on those walls buy you years.
